Frequently Asked Questions
Epoxy Flooring Questions
How much does epoxy flooring cost in Lewisville?
HomeGuide's national range for installed epoxy is $4 to $10 per square foot, which it puts at $1,600 to $5,800 for a two-car garage. Polyaspartic runs $5 to $12 per square foot. Removing an old kit coating, filling cracks and adding flake or metallic finishes move the number, so we price after seeing the slab.
How much does it cost to epoxy 1,000 square feet?
At HomeGuide's $4 to $10 per square foot, 1,000 square feet of epoxy works out to about $4,000 to $10,000. At $5 to $12 for polyaspartic it would be about $5,000 to $12,000. Large open floors often price toward the lower end per foot, while heavy repair pushes it up.
How much would it cost to epoxy a 600 square foot floor?
Using HomeGuide's $4 to $10 per square foot, a 600 square foot floor runs about $2,400 to $6,000 in epoxy. That is roughly the size of a larger two-car garage. Polyaspartic at $5 to $12 would be about $3,000 to $7,200.
Is it expensive to epoxy a floor?
It costs more than paint or a sealer. HomeGuide lists garage floor paint at $2 to $4 per square foot against $4 to $10 for epoxy. A ground, multi-coat floor lasts far longer than paint, and solid epoxy lasts 10 to 20 years according to HomeGuide, so the cost per year is usually lower.
What is the downside of epoxy flooring?
Epoxy needs a dry, clean, ground slab or it can peel. HomeGuide notes it can be slippery when wet, takes 2 to 7 days before you can drive on it, and can be brittle in extreme temperatures. Standard epoxy also yellows in direct sun, which is why we often top it with polyaspartic on garages that face west.
Can you coat a garage floor that has an old epoxy kit on it?
Yes, but the old coating has to come off first. New resin bonds to the old layer, and if that layer is already letting go at the tire paths the new floor fails with it. We grind the old coating off and then treat the slab like bare concrete.
Will a coated garage floor hold up to a boat trailer?
A properly built floor handles trailer tires well. The trailer jack is the hard part because it puts the whole tongue weight on a small foot. We add thickness where it parks, and a jack pad or a plywood square spreads the load further.
Garage Floor Epoxy Questions
How much does it cost to epoxy a two-car garage in Lewisville?
HomeGuide's national range for a two-car garage is $1,600 to $5,800 in epoxy. Removing an old kit coating, deep oil stains and the finish you pick move the price within that range or past it. We give you a written number after we see the floor.
How long before I can park on a new epoxy garage floor?
HomeGuide says to wait 2 to 7 days before driving on epoxy. The time depends on the product and the temperature, so we give you a specific date for your floor. A polyaspartic topcoat can shorten the wait to about a day.
Why is my garage epoxy peeling at the tire marks?
Usually the coating never bonded well. Thin kits laid over etched or only washed concrete can soften under hot tires and lift. Grinding to open concrete and a thicker system bond much better.
Can you coat over cracks in my garage floor?
We fill and grind cracks before coating, and the finished floor covers them. Lewisville sits near expansive Blackland clay, and a crack that is still moving can show through again as a hairline. We point out any crack that looks structural before we quote.
Will an epoxy garage floor be slippery?
HomeGuide notes that epoxy can be slippery when wet. A flake broadcast gives the floor texture, and we can add anti-slip grit to the topcoat on solid-color floors. That matters on floors where lake gear and wet tires come in.
Epoxy Flake Floors Questions
Do flake floors hide dirt better than solid color?
Yes. The mix of chip colors breaks up the surface, so sand, dust and small drips do not stand out the way they do on a solid gray floor. That is the main reason most garage owners choose flake.
Are epoxy flake floors slippery?
Less than a smooth coating. The chips leave a slightly rough surface under the topcoat, and the number of topcoats sets how much texture is left. We can add grit for floors that are often wet.
How much do flakes add to the cost?
HomeGuide puts decorative flakes and custom colors at $0.50 to $2.00 per square foot on top of the base system. The chips are inexpensive; most of that is the labor to broadcast, scrape and seal them.
Can flakes go over a polyaspartic base?
They can. Some systems use polyaspartic for the base and the topcoat to finish in one day. We choose the base based on the slab's moisture and the timing you need.
Polyaspartic Floor Coating Questions
Is polyaspartic better than epoxy for a garage?
It cures faster and resists UV, which HomeGuide rates as excellent against poor to fair for epoxy. Epoxy builds a thicker base for less money. Many floors use both: an epoxy base for build and a polyaspartic top for sun and wear.
How soon can I park on a polyaspartic floor?
Bob Vila puts it at about 24 hours, and HomeGuide says full cure takes 24 to 48 hours. Temperature changes that, so we give you a time for your floor.
Can polyaspartic be installed in a Texas summer?
Yes, with care. It sets fast in heat, so we start early, mix small batches and work in sections. The coating itself can be applied across a wide range, which HomeGuide lists as -30°F to 140°F.
Does polyaspartic yellow in the sun?
Aliphatic polyaspartic coatings are UV-stable, which is why they are used as topcoats on floors that get sunlight. Bob Vila notes it does not yellow or fade the way epoxy can.
Metallic Epoxy Floors Questions
How much does a metallic epoxy floor cost?
Bob Vila puts metallic epoxy at about $5 to $12 per square foot. A 300 square foot game room would run about $1,500 to $3,600 at that rate. Leveling a sloped garage slab or using several colors adds to it.
Can metallic epoxy go in a garage I still park in?
It can, but it shows scratches, sand and tire marks more than flake. For a working garage we usually recommend flake. Metallic suits a garage that has become a room.
Will I know exactly what the floor will look like?
You will choose the colors and pattern style from samples, and we follow that plan. The swirls are made by hand while the resin is wet, so the exact pattern is unique to your floor.
Is a metallic floor slippery?
A high-gloss metallic floor can be slick when wet, as HomeGuide notes for epoxy in general. An anti-slip additive in the topcoat helps, with a small change to the sheen.
Commercial Floor Epoxy Questions
How much does commercial epoxy flooring cost?
HomeAdvisor lists commercial and industrial 100% solid coatings at $12 or more per square foot, and HomeGuide puts standard installed epoxy at $4 to $10. Size, phasing and the amount of repair set where your floor falls. We give a written price after a site visit.
Can you coat our floor without shutting down?
In most cases, yes, by working in sections, after hours or on weekends. Fast-curing coatings can have an area back in service the next day. We plan downtime with you before we start.
Will epoxy hold up to forklifts?
A properly built, thick system does. Forklift lanes need a high-build base and an abrasion-resistant topcoat, and the topcoat in those lanes should be renewed before it wears through.
Can the floor be made less slippery for staff?
Yes. We add anti-slip aggregate to the topcoat, and the amount can vary by area, with more in wash-down zones and less in sales floors.
Concrete Crack Repair Questions
Will cracks come back after the floor is coated?
Stable cracks that are filled and ground usually stay hidden. A crack that is still moving can show through as a hairline, which is common on expansive clay. We point out cracks like that before we quote.
Should I fill control joints in my garage?
Filling gives a smooth look and keeps dirt out. Leaving joints open lets the slab move along them without cracking the coating. On a slab that has shown movement we usually leave them open.
Can you fix a garage floor that is flaking near the door?
Yes. The loose surface is ground off and the low areas are patched or resurfaced before coating. HomeGuide puts resurfacing at $3 to $7 per square foot when the whole floor needs it.
When is a crack a foundation problem?
Wide cracks, cracks with one side higher than the other, and cracks that line up with sticking doors or cracked drywall can point to foundation movement. We will tell you if we see those signs and suggest a foundation contractor look before coating.
