Repair Before You Coat
Concrete crack repair is part of almost every floor we coat in Lewisville. A coating shows what is under it, and a crack left open under resin will show through or open up again. We repair cracks, chipped control joints and pitted spots, remove old coatings, and resurface slabs that are too worn to coat directly. We also tell you when a crack is a sign of something bigger.
Why slabs crack around here
Concrete shrinks as it cures, and almost every slab cracks somewhere. Control joints are cut so that most of the cracking happens in a straight line where it is expected. Lewisville adds ground movement. The city lies between the Blackland Prairie and the Grand Prairie, and Blackland soils such as Houston Black are expansive clays that shrink and swell with their water content. In a dry summer followed by a wet spring, the ground under a slab can shift, and cracks can open or widen. Temperature swings, from a 94°F July average high to a January average low near freezing, add their own expansion and contraction.
Reading a crack
- Hairline shrinkage cracks: thin, random cracks, often in a web pattern. Cosmetic. We fill and grind them.
- Cracks at door corners and along joints: common and usually stable. Filled and ground flush.
- Cracks wider than a credit card, or with one side higher than the other: a sign of movement. We measure and photograph them and may recommend a foundation contractor look before coating.
- Cracks that are wet or leave white residue: water coming through. That needs to be dealt with before any coating.
How we repair cracks
Cracks are ground open with a diamond blade or crack chaser so the filler has clean, sound edges to bond to. Dust is vacuumed out. Then we fill with a repair material suited to the crack: a rigid epoxy or polyurea filler for stable cracks, or a semi-rigid filler where some movement is expected. Once cured, the repair is ground flush with the floor so the coating goes over a smooth surface.
Control joints
Control joints in a garage can be filled for a smooth, continuous look, or left open and coated into so the slab can still move along them. Filling looks cleaner. Leaving them open is safer on a slab that moves. We explain the tradeoff and let you choose.
Spalls, pits and worn surfaces
Spalling is where the top of the concrete has flaked or chipped off, often near the garage door or under a jack stand. Pits and chips are filled with a repair mortar or epoxy patch. When a whole floor is rough and worn, a resurfacing layer can give it a new top before coating. HomeGuide puts resurfacing at $3 to $7 per square foot.
Removing old coatings
Peeling paint, store kit coatings and failing sealers have to come off. We grind them off with diamond tooling, which also profiles the concrete. Coating over an old layer that is already letting go wastes the new floor.
When a coating is the wrong fix
If a slab is moving, heaving or taking on water, a coating will not solve it. HomeAdvisor puts foundation repair at $2,150 to $7,730 or more when cracks point to a structural problem. We will say so if we see it, before you spend money on a floor.

How It Works
1. Map the damage
We mark and measure every crack, spall and loose coating and take moisture readings.
2. Explain the options
You get a written list of repairs, with anything structural flagged before we quote a coating.
3. Repair
Cracks are chased and filled, spalls patched, old coatings ground off and the slab resurfaced if needed.
4. Grind flush and coat
Repairs are ground level with the floor and the coating system goes on.

Concrete Crack Repair Questions
Will cracks come back after the floor is coated?
Stable cracks that are filled and ground usually stay hidden. A crack that is still moving can show through as a hairline, which is common on expansive clay. We point out cracks like that before we quote.
Should I fill control joints in my garage?
Filling gives a smooth look and keeps dirt out. Leaving joints open lets the slab move along them without cracking the coating. On a slab that has shown movement we usually leave them open.
Can you fix a garage floor that is flaking near the door?
Yes. The loose surface is ground off and the low areas are patched or resurfaced before coating. HomeGuide puts resurfacing at $3 to $7 per square foot when the whole floor needs it.
When is a crack a foundation problem?
Wide cracks, cracks with one side higher than the other, and cracks that line up with sticking doors or cracked drywall can point to foundation movement. We will tell you if we see those signs and suggest a foundation contractor look before coating.
