Two Generations of Garages
Epoxy flooring in The Colony means working on two very different sets of slabs. The city did not exist until 1973, when the homebuilder Fox and Jacobs bought about 3,000 acres near State Highway 121 and FM 423 and planned a community of mostly single-family homes. The first families moved in during October 1974. Then a second wave of building came decades later. ACS figures summarized by Point2Homes show 18.4% of homes built in the 1970s and 16.7% in the 1980s, then 23.8% in the 2000s and 25.9% in the 2010s.
The original neighborhoods
Garages from the first Fox and Jacobs years are now about 50 years old. Floors that age often have:
- Cracks that have opened and closed through many summers
- Spalled or pitted surface concrete
- Several layers of old paint or sealer
- Patches from past repairs that do not match the original slab
These floors need the most prep. We grind away the old layers, fill and level damage with Concrete Crack Repair, and then choose a system thick enough to cover what is left. A full Epoxy Flake floor is a common pick because it hides minor surface variation that a solid color would show.
Newer homes
Homes from the 2000s and 2010s usually have smoother, harder slabs with fewer cracks. The main challenge is the surface itself. A dense, steel-troweled finish is too smooth for a coating to grip, so we diamond grind it to open the pores. Many of these owners pick a Polyaspartic system for its quick cure and UV resistance, or a Metallic Epoxy finish for a game room or studio.
Living on 23 miles of shoreline
About 23 miles of Lewisville Lake shoreline sit inside city limits, which gave The Colony its nickname, City by the Lake. In 1987 the city voted to merge with Eastvale, a small lakeside community. Boats, jet skis and fishing gear end up in a lot of garages here. We plan floors for that use with extra build where a trailer jack rests and a topcoat that stands up to fuel and oil drips.
Where the name comes from
The Colony takes its name from the Peters Colony, the 1840s settlement grant. Bridges Settlement, from the Republic of Texas era, is considered the oldest community in Denton County, and Bridges Cemetery dates to 1857. The city incorporated in January 1977 and became a home rule city in 1979. Its population went from 11,586 in 1980 to 44,534 in 2020.
Rentals and owner homes
About 59.8% of occupied homes in The Colony are owner-occupied, so a large share of garages belong to rental houses. Landlords here tend to ask for a solid-color Garage Floor Epoxy system that hides wear and cleans quickly between tenants. Owners more often want flake color, a fast-cure topcoat or extra thickness for a boat trailer. We write up the options side by side so the choice is easy.
A straight answer on price
The cost of a floor in The Colony depends mostly on age and condition. An original 1970s slab may need more grinding and repair than a 2015 slab of the same size. We measure and inspect first, then give you one written number. Call (972) 645-4494 to schedule.
The Colony Facts That Affect Your Floor
- Planned by Fox and Jacobs. Fox and Jacobs bought about 3,000 acres in 1973 for a mostly single-family community, and the first families moved in during October 1974.
- Lake shoreline in town. About 23 miles of Lewisville Lake shoreline lie within city limits, the basis for the nickname City by the Lake.
- Two building waves. ACS data summarized by Point2Homes shows 18.4% of homes from the 1970s and 49.7% from the 2000s and 2010s combined.
- Mostly detached homes. About 67.7% of housing units are detached single-family homes and 59.8% of occupied units are owner-occupied.

The Colony Questions
Can a 1970s garage floor in The Colony still be coated?
Usually, yes. Older slabs need more grinding and repair, and we check for moisture and active movement first. If a crack is still moving, we tell you before we quote a coating over it.
Do newer slabs need grinding too?
Yes. New concrete is often troweled very smooth, and coatings do not bond well to that surface. Grinding opens it up so the coating can grip.
