A Town Named for the Lake

Epoxy flooring in Lake Dallas is shaped by the water next door. The town takes its name from the original name of the lake. The Garza Dam was finished in 1927 and created Lake Dallas. When the Corps of Engineers completed the Garza-Little Elm Dam in 1954, it combined Lake Dallas with Hickory Creek and Little Elm Creek into what is now Lewisville Lake. Lake Dallas, one of the four Lake Cities, sits on its shore.

Small town, mixed housing

Lake Dallas covers about 2.7 square miles, and 11.03% of that is water. The 2020 census counted 7,708 residents and 2,923 housing units. ACS figures summarized by Point2Homes show a wide spread of building years: 12.1% in the 1970s, about 19% each in the 1980s and 1990s, and 32.6% in the 2000s. The median year built is 1998. So on one street we may coat a 45-year-old slab and a 20-year-old one, and each needs its own prep plan.

Floors that carry lake gear

The town motto is "Get hooked on Lake Dallas," and a lot of garages here prove it. Boats, rods, tackle boxes, coolers and life jackets all come through the garage. That brings:

  • Wet sand and grit tracked in from the shore
  • Fuel and two-stroke oil from outboards and fuel cans
  • Heavy point loads from a trailer jack or tongue stand
  • Fish smell and spills that soak into bare concrete

We build for it. A full Epoxy Flake broadcast hides grit and adds grip. A chemical-resistant topcoat stands up to fuel. And we add thickness where the trailer jack sits.

How the lake changed the town

When the Corps of Engineers expanded the lake in the 1950s, a bridge that once linked Lake Dallas and Little Elm was removed. Today a newer bridge connects Swisher Road in Lake Dallas with Eldorado Parkway in Little Elm. The town has lived with the water for nearly a century, and its garages show it.

Cleaning up after a day on the water

A sealed floor makes rinse-down simple. Spray off the boat gear, squeegee the water out the door and the floor is clean. On bare concrete, the same water carries dirt and oils into the surface. If your garage floor slopes away from the door or has a low spot where water sits, we will point it out. Some low areas can be built up during the repair step before coating.

Commuters and weekend projects

With a median age of 34.9 at the 2020 census, Lake Dallas is younger than most of its neighbors. Many owners here work all week and want the garage done in a weekend. A fast-cure polyaspartic system makes that easier in good weather. We also coat small detached workshops and storage buildings, which often have thinner slabs and need a careful moisture check before coating.

When the old floor is already coated

Many Lake Dallas garages have had a store-bought kit or garage paint at some point. When that layer starts peeling, the new coating cannot go over it. We grind it off first, repair cracks with Concrete Crack Repair, then lay a fresh system. If you need the garage back quickly for the weekend, a Polyaspartic system shortens the wait before parking.

Lake Dallas Questions

Will boat fuel damage a coated garage floor?

Small drips wiped up promptly are not a problem for a chemical-resistant topcoat. Standing fuel left for days can stain or soften some finishes, so wipe spills when you see them.

Can a coated floor handle a boat trailer jack?

Yes, when it is built for it. The jack concentrates the tongue weight on a small foot. We add build in that spot, and a jack pad or a square of plywood spreads the load further.
