When Polyaspartic Is the Better Choice

Polyaspartic floor coating is a type of polyurea that cures much faster than epoxy and resists UV. In Lewisville we use it as the topcoat on many epoxy and flake floors, and as a full system when someone needs the garage back quickly or the floor gets direct sun. HomeGuide puts the full cure at 24 to 48 hours, against up to a week for epoxy.

How it differs from epoxy

  • Cure time: Bob Vila reports walking on polyaspartic after about 3 to 4 hours and driving after about 24 hours. For epoxy it gives at least 12 hours to walk and 3 days for vehicles.
  • UV: HomeGuide rates polyaspartic UV resistance as excellent and epoxy as poor to fair. Epoxy can yellow where sunlight reaches it.
  • Temperature: HomeGuide says polyaspartic can be applied from -30°F to 140°F, while it gives a 60°F to 85°F window for epoxy.
  • Lifespan: HomeGuide lists 10 to 20+ years for polyaspartic.
  • Cost: HomeGuide puts it at $5 to $12 per square foot, against $4 to $10 for epoxy.

Sun on the slab

A lot of Lewisville houses have garages facing the street, and on a west-facing lot the summer sun reaches deep into the garage whenever the door is up. Epoxy that sits in that light can amber over time. Covered patios and porches see the same thing. A polyaspartic topcoat keeps the color steady. Where the whole floor is exposed, a full polyaspartic system avoids epoxy in the sun altogether.

Heat, cold and fast-set chemistry

Polyaspartic sets fast, which is useful and also demanding. With an average July high of 94.1°F in Lewisville, working time in a warm garage can drop to minutes. We mix in small batches, work in sections and keep a crew rolling behind the mixer. That speed also helps on the other end of the year. When a January morning is near freezing, a polyaspartic coat can still cure, while epoxy would sit soft.

Moisture first

Fast-curing coatings do not tolerate moisture coming up through the slab any better than epoxy does. Bob Vila notes that high-moisture concrete cannot be coated without dealing with it first, and HomeGuide lists moisture and hardness testing at $50 to $300. We test every slab. If the reading is high, we use a moisture-tolerant primer under the polyaspartic or tell you what needs fixing first.

One-day garage floors

A one-day floor uses fast-curing materials for every coat: a base, a flake broadcast and a clear top, all on the same day. Prep still comes first, and grinding a 500 square foot garage and filling its cracks takes a good part of a morning. On a normal schedule you can walk on the floor that evening and park on it the next day. We tell you up front whether your slab can be done in a day or needs two.

Is it worth the extra cost?

If the garage gets sun, if you need it back fast, or if the job falls in a cold or very hot stretch, polyaspartic is usually worth it. For a shaded garage where a few days off the floor is no problem, an epoxy base and flake with a polyaspartic top often gives the same result for less.

What This Covers

Polyaspartic can be the topcoat over another system or the whole floor.

Polyaspartic topcoat

A clear, UV-stable coat over epoxy or flake floors to stop yellowing and add abrasion resistance.

Full polyaspartic system

Base, flake and topcoat all in fast-curing material for floors that need to be back in use quickly.

Moisture-tolerant primer

A primer under the system on slabs that test high for moisture vapor.

Anti-slip finish

Grit added to the final coat on smooth floors that get wet.

How It Works

1. Test and measure

We check slab moisture and hardness, measure and note repairs.

2. Grind and fill

The floor is ground and cracks are repaired so the fast-setting coat has a clean surface.

3. Coat in sections

Small batches are mixed and rolled section by section, with flake broadcast if chosen.

4. Back in service

Light foot traffic in hours and vehicles in about a day, confirmed for your conditions.

Polyaspartic Floor Coating Questions

Is polyaspartic better than epoxy for a garage?

It cures faster and resists UV, which HomeGuide rates as excellent against poor to fair for epoxy. Epoxy builds a thicker base for less money. Many floors use both: an epoxy base for build and a polyaspartic top for sun and wear.

How soon can I park on a polyaspartic floor?

Bob Vila puts it at about 24 hours, and HomeGuide says full cure takes 24 to 48 hours. Temperature changes that, so we give you a time for your floor.

Can polyaspartic be installed in a Texas summer?

Yes, with care. It sets fast in heat, so we start early, mix small batches and work in sections. The coating itself can be applied across a wide range, which HomeGuide lists as -30°F to 140°F.

Does polyaspartic yellow in the sun?

Aliphatic polyaspartic coatings are UV-stable, which is why they are used as topcoats on floors that get sunlight. Bob Vila notes it does not yellow or fade the way epoxy can.
