Coating a Garage That Was Poured Recently

Epoxy flooring in Frisco usually goes onto concrete that is less than 25 years old. Frisco had 33,714 residents in 2000, 116,989 in 2010 and 200,509 in 2020. Wikipedia lists it as the fastest-growing city in the country from 2000 to 2009 and again in 2017. Most garages we see in Frisco were built in that run, and many have never had anything on them but tires.

Newer concrete has its own problems

People assume a newer slab is ready to coat. It usually is not. Builders finish garage floors with power trowels that leave a dense, glassy surface. A coating rolled onto that surface can look fine for a few months, then lift in sheets where the tires turn. Here is how we handle a Frisco slab: 1. Moisture test. Concrete keeps releasing water for a long time after it is poured, and a new house can still have a damp slab. We test before we quote a system. 2. Diamond grind. We open the troweled surface across the whole floor, edges included. 3. Fill shrinkage cracks. Most newer slabs have a few hairline cracks off the corners and joints. We fill them so they do not show through. 4. Build the system. Base coat, flake or color, and topcoat, each at the thickness the product calls for.

Sun, heat and the garage door

Wikipedia puts Frisco at about 230 sunny days a year, with July highs averaging 96°F. A west-facing garage with the door open in the evening takes direct sun on the front of the floor. Many epoxies yellow under UV over time. For those garages we often use a polyaspartic topcoat, which holds its color better in sunlight and cures fast enough to shorten a summer job.

Common Frisco projects

  • Flake garage floors in two- and three-car garages, often with a gray or tan blend that matches the house
  • Home gyms in a garage bay, with a thicker build under racks and dumbbells
  • Metallic floors in media rooms, offices and retail spaces
  • Commercial floors for service bays, small warehouses and back-of-house areas in the city's newer retail and office buildings
  • Crack repair where a slab has settled near the driveway apron

Storms and timing

Frisco lies in Tornado Alley, and Wikipedia notes an EF-0 tornado near the UNT Frisco campus in 2024. Spring storms bring rain, humidity and sudden temperature drops, which all affect how a coating cures. We watch the forecast on the days before your job and move the date if conditions will not let the floor cure properly. January lows average 33°F, so winter jobs need a slab warm enough to coat.

Frisco garages that double as gyms

A lot of Frisco families give one garage bay to a squat rack, a bike trainer or a rowing machine. Dropped plates and steel rack feet are hard on any coating. We build thicker in that bay and suggest rubber gym tiles on the lifting area, with the coated floor around them. The result is a floor that cleans up after a sweaty workout and still looks good with the cars pulled in.

Frisco Questions

How long after my Frisco home is built can the garage be coated?

It depends on how much moisture the slab is still releasing. We test it on our visit. If the reading is too high, we tell you to wait or suggest a system made for damper slabs.

Why does a new slab need grinding?

Builders trowel garage floors smooth and dense. Coatings bond poorly to that surface. Grinding opens the concrete so the base coat can soak in and grip.

Will an epoxy floor yellow in a sunny Frisco garage?

Many epoxies can yellow with steady UV exposure. For garages that get direct sun we usually recommend a polyaspartic topcoat, which holds its color better.
