Why Flake Is the Common Garage Finish
Epoxy flake floors are what most Lewisville garages end up with. The floor gets a bonded epoxy base, then a broadcast of colored vinyl chips until the base will hold no more, and then a clear topcoat. The chips hide the sand, pollen and tire dust that land on a garage floor every day, and the finished surface has texture you can feel through your shoes.
How a full-broadcast floor is built
- The slab is diamond ground and repaired the same way as any other coating job.
- A pigmented epoxy base coat goes down, usually in a color close to the flake blend.
- While the base is still wet, flakes are thrown by hand across the whole floor until no wet resin shows.
- After the base cures, loose flakes are scraped and vacuumed off, which leaves a slightly rough surface.
- A clear topcoat seals the chips and sets the final texture. One topcoat leaves more grip, and two leave a smoother feel.
Full broadcast or partial
A full broadcast covers the floor completely in chips. A partial broadcast scatters chips over a solid color, so more of the base shows. Partial looks cleaner and costs a little less in material, but the solid color between the chips shows dust and scuffs. In a Lewisville garage that sees lake sand and fall leaves, full broadcast is the more forgiving finish, and it is what we quote unless you ask for something else.
Picking a blend
Flake blends come in dozens of mixes, from grays and tans to blends with black, white and blue. Darker blends hide oil drips. Lighter blends make a garage brighter, which helps in a garage used as a workshop. Mid-tone grays and browns hide sand and dust well. We bring physical samples to the estimate so you can see them under your own garage lights and in daylight from the open door.
Texture and slip
HomeGuide notes that epoxy can become slippery when wet. A flake floor is one of the simplest ways around that because the chips give the surface tooth. If you hose the floor out, park a dripping boat or come in from rain, the texture helps. Floors in a home gym or a covered back porch can be finished with a single topcoat for more grip.
Topcoat choice
The topcoat over the flakes takes the wear. A clear epoxy topcoat is hard and inexpensive but can yellow in direct sun. A polyaspartic topcoat resists UV, which HomeGuide rates as excellent for polyaspartic and poor to fair for epoxy, and it cures faster. Lewisville garages that face west get hard afternoon sun through an open door in summer, so we often recommend polyaspartic over the flakes on those floors.
Where flake makes sense besides the garage
Flake works on shop floors, storage rooms, laundry rooms on a slab, and covered patios. It is a practical finish wherever dirt gets tracked in and the floor needs to be easy to hose or mop.
What This Covers
A flake floor includes the prep, the broadcast and the topcoat as one system.
Full-broadcast flake
Chips thrown until the base is fully covered, then scraped and vacuumed before topcoating.
Partial broadcast
A lighter scatter of chips over a solid color for a cleaner look with less flake.
Custom blends
Flake mixes chosen from samples on site, from neutral grays to blends with color accents.
Texture options
One or two clear topcoats, or added grit, to set how rough or smooth the floor feels.

Typical Epoxy Flake Floor Costs
| Item | Published range |
|---|---|
| Installed epoxy, per square foot | $4 to $10 |
| Flakes or custom colors added to a system | $0.50 to $2.00 per sq ft |
| Decorative flake material alone | About $0.04 per sq ft |
| Two-car garage, epoxy (400 to 576 sq ft) | $1,600 to $5,800 |
| Two-car garage, polyaspartic (400 to 576 sq ft) | $2,000 to $6,900 |
National ranges from HomeGuide (epoxy and polyaspartic cost guides) and HomeAdvisor (flake material). The flakes are cheap; the labor to broadcast, scrape and topcoat them is most of the cost. Lewisville prices can differ. Your written estimate is the price.
How It Works
1. Choose a blend
We bring flake samples to the estimate and confirm the blend and broadcast style in writing.
2. Prep the slab
The floor is ground, repaired and vacuumed.
3. Base and broadcast
The base coat goes down and flakes are thrown to full coverage while it is wet.
4. Scrape and topcoat
Loose chips are removed, the floor is vacuumed and the clear topcoat seals it.

Epoxy Flake Floors Questions
Do flake floors hide dirt better than solid color?
Yes. The mix of chip colors breaks up the surface, so sand, dust and small drips do not stand out the way they do on a solid gray floor. That is the main reason most garage owners choose flake.
Are epoxy flake floors slippery?
Less than a smooth coating. The chips leave a slightly rough surface under the topcoat, and the number of topcoats sets how much texture is left. We can add grit for floors that are often wet.
How much do flakes add to the cost?
HomeGuide puts decorative flakes and custom colors at $0.50 to $2.00 per square foot on top of the base system. The chips are inexpensive; most of that is the labor to broadcast, scrape and seal them.
Can flakes go over a polyaspartic base?
They can. Some systems use polyaspartic for the base and the topcoat to finish in one day. We choose the base based on the slab's moisture and the timing you need.
