Newer Homes, Newer Concrete
Epoxy flooring in Little Elm usually goes onto concrete that is still fairly young. The town had 3,646 residents in 2000, 25,898 in 2010 and 46,453 in 2020. Growth of 610.3% in one decade, then 79.4% in the next, means a large share of garages here were poured in the last 25 years. People often assume a newer slab is ready to coat as is. In our experience it is the opposite. New slabs bring their own prep work.
Why a smooth new slab still gets ground
Builders finish garage floors with a steel trowel, which leaves a dense, glassy surface. Many also spray on a curing compound or sealer. Both make the floor look clean, and both keep a coating from soaking in and grabbing hold. A coating rolled onto that surface can peel in sheets, often first in the tire paths where hot tires pull at it. We diamond grind every new floor to a profile the coating can bond to. On a younger slab we also take a moisture reading, since concrete needs time to dry out after it is poured.
Living with the lake
Little Elm sits along the northern and eastern shores of Lewisville Lake, and its central area is surrounded by the lake on three sides. Cottonwood Creek Marina is in the Lakefront district. Living that close to the water shows up on garage floors as sand from the shoreline, wet kayaks and paddleboards, and the occasional fuel can. A broadcast flake floor with an anti-slip texture handles that well. Wet footprints dry without leaving a slick film, and sand sweeps off without scratching the topcoat.
A family town with busy garages
In the 2020 census, 48.3% of Little Elm households had children under 18. Strollers, scooters and sports bags all end up in the garage. So does the second fridge. We suggest a mid-tone flake blend, which hides crumbs and scuffs, and a polyaspartic topcoat if you need the space back quickly.
Storms and the March 2023 damage
On March 2, 2023, a storm tore the facade off a Little Elm supermarket and covered parked cars with debris. Storms like that push rain under garage doors. A coated floor will not stop water from coming in, but it keeps the water on top of the slab so it can be squeegeed out instead of soaking into bare concrete. If water comes up through your slab instead of under the door, we will find that in the moisture test and talk it through before quoting a coating.
Coating a brand-new slab
Some Little Elm owners ask whether to coat right after closing. Concrete keeps drying for a while after it is poured, so on a brand-new slab we check moisture before anything else. If the reading is too high, we will suggest waiting rather than trapping water under a coating. Once the slab tests dry, the floor can be ground and coated any time. If your builder's paperwork says anything about garage floor changes, read that before you book.

Little Elm Questions
My Little Elm house is only five years old. Does the garage still need grinding?
Yes. New slabs are troweled smooth and often sealed by the builder, and coatings struggle to bond to that surface. Grinding opens the concrete so the base coat can grip. It is the step that keeps a coating from peeling at the tire paths.
How do coated floors handle lake sand and wet gear?
A flake floor with a textured topcoat handles both. Sand sweeps or blows off, and the texture gives you grip when the floor is wet. Rinse sand out now and then so it does not wear the topcoat under foot traffic.
Can you coat a garage that floods under the door?
We can coat it, and the coating will make cleanup easier. It will not stop water from coming in. If the garage takes on water often, a door seal or drainage fix outside should be part of the plan.
